Kowloon Canton Railway Corporation (KCRC) has vacant premises on 9th floor of Citylink Plaza above Shatin Railway Station, and are happy to consider leasing the whole or part of the floor at preferential rent to social enterprises, welfare agencies and cultural/sports/ community organizations.
The premises, which are immediately available for occupation, have a gross floor area of 24,169 sq. ft., or a net usable area of 17,169 sq. ft.. The floor was previously used as offices and has been reinstated to an empty shell. It is currently served by at least 3 lifts, which are open from 7:00 am to 11:00 pm seven days a week.
Under the Sha Tin Outline Zoning Plan, uses always permitted for the site include eating place, exhibition or convention hall, Government Use, library, office, place of entertainment, school, private club, public clinic, shop and services etc., but the actual use for the floor will be constrained by the floor loading, fire escape and E &M capacities and relevant statutory and licensing requirements. The future tenants will be expected to obtain approval from the authorities concerned, if required, for the intended use and bear all relevant costs themselves.
They also need to enter into a formal tenancy agreement with KCRC and be responsible for the partitioning, fitting-out and E&M costs and management and utilities charges concerned. The current management fee plus air-conditioning charge is $10.07 per sq. ft. (gross) per month, and a monthly promotional fee of $1 per sq. ft. (gross) is charged for some uses, such as retail. These fees and charges are subject to adjustments in the future. A copy of the floor plan and some photos of the premises are attached for reference.
If your organization is interested in this site, please submit your proposal to "Address: 8th floor, Fo Tan Railway House, 9 Lok King Street, Fo Tan, N.T." before 31 January 2015. The proposal should include details such as the name and nature of the tenant organization, the contact person, area (net) required, intended uses for the premises, the commencement date and term of tenancy, the monthly rental to be offered, and any special requirements etc.
